Director - Appraisal Management - MetLife Bank – Bridgewater, NJ
Job Description:
Directs of team of real estate appraisal/valuation professionals responsible for the accurate assessment of the value of residential real properties.
Develops, implements, manages, and enforces procedures and guidelines that determine market values of properties and ensure the independence and quality of appraisal/valuation reports on all types of property used to secure real estate secured loans.
Responsible for, relative to residential 1-4 family appraisals, compliance with internal, regulatory (USPAP and FIRREA) and investor (FHA, VA and GSE) requirements with respect to valuation methodology, determination of appropriate market value, and completeness and quality of reports.
• Provides leadership in managing the selection and approval processes of appraisers for the Bank’s approved appraiser lists.
• Manages the selection, due diligence and approval of Appraisal Management Companies (AMCs).
• Determines strategies and methodology relative to the use of alternative valuation tools and methodologies, such as Automated Valuation Models (AVMs)
• Monitors quality of work product for continuation or removal of individual appraisers or AMCs from the approved appraiser lists.
• Implements procedures/rules governing the selection and rotation of appraisers to ensure independence.
• Oversee bids and engagement of external appraisers for valuation assignments.
• Provide oversight of the systems and technology utilized in the appraisal/valuation process, in particular, the administration to the Collateral Management System (CMS)
• As subject matter expert, collaborates with Bank Credit Policy Department in the development and implementation of Appraisal Policies, Procedures, and Guidelines.
• Works with Bank lending units in the implementation of procedures. Responsible for the continued education of lenders and staff on matters related to appraisals.
• Personally reviews, and develops written critiques for, appraisals related to large transactions. Provides hands-on oversight of appraisals for all loans through review of representative samples of loans.
• Provides oversight for valuation monitoring related to construction financing.
• As required, performs or manages inspection of collateral properties impacted by catastrophic events. Submits reports to senior management on the physical condition of properties and expected impact on collateral valuation.
Job Requirements:
• Bachelor’s degree in a relevant field, with commercial and residential appraisal courses required.
• State licensing / certification and professional designation from the Appraisal Institute, or other national appraisal organization are pluses.
• Minimum seven years evaluating residential real estate and conducting real estate appraisals.
• Experience leading a team of residential appraisers.
• Strong understanding of financial institution real estate lending products and services, appraisal theory, valuation methods and techniques, and thorough understanding of USPAP, Home Valuation Code of Conduct, Interagency Guidelines on Appraisal Management and other appraisal regulations.
• Excellent analytical and communication skills.
• Knowledge of loan documents and supporting reports
• Strong knowledge of Microsoft Office applications
• Strong analytical skills
• Sound judgment and decision-making abilities
• Excellent business communication skills (verbal and written).
